Loan Originator - DSCR & Business-Purpose Loans

This is a 1099 independent contractor position offering high earning potential through an uncapped commission structure, company-provided leads, and comprehensive management support designed to help you build your pipeline and maximize your production.

What You’ll Do

• Build and Grow a Retail Investor Pipeline
• Prospect, develop, and maintain relationships with real estate investors, entrepreneurs, and small-business owners. Build a strong network of referral partners, including real estate agents, accountants, attorneys, property managers, and other industry professionals.
• Use AI and Predictive Analytics to Identify Opportunities
• Leverage Asteris' technology platform to identify high-potential borrowers, prioritize outreach, and streamline the application process. Our tools help pre-populate borrower information and reduce administrative work, allowing you to spend more time advising clients and closing loans.
• Recommend the Right Financing Solutions
• Evaluate each borrower’s goals, experience, property, and investment strategy to recommend appropriate financing options. Clearly explain DSCR, bridge, and other loan products, including the benefits of qualifying based primarily on property cash flow rather than personal income.
• Deliver an Exceptional Client Experience
• Build trust with borrowers by communicating clearly, responding promptly, and providing consistent updates throughout the loan process. Maintain an organized and active pipeline while meeting or exceeding individual production goals.
• Manage Loans from Opportunity Through Closing
• Work closely with processing, underwriting, credit, closing, and capital markets teams to move qualified opportunities efficiently through the lending process. Proactively address documentation needs, conditions, and potential obstacles to help borrowers close on time.
• Support Product and Technology Innovation
• Participate in ongoing feedback sessions with our product and technology teams. Share borrower and sales insights that help improve Asteris' AI underwriting tools, digital workflows, and overall customer experience.

Requirements

Qualifications:

• 2+ years of experience in BPL, Resi-CRE, or investor-focused real estate lending preferred
• Deep understanding of loan structures, DSCR calculations, and value-add investment strategies
• Experience with consultative selling and disciplined CRM follow-up
• Experience with bridge loans, non-QM lending, and fix-and-flip lending, as well as working with rental portfolio investors, is preferred
• Experience with Elphi, Loan Pass, and HubSpot is a plus
• Nationwide licensing where applicable is a plus
• Eligible to work in the United States
