About the Role:
The Manager, DC Construction - Project Accounting owns the accounting for capital costs from the point a project is set up through the point completed assets are placed in service. You will own the construction in progress (CIP) ledger for your projects — how cost is captured, how it accumulates against each element of the build, and how it clears into the fixed asset register when an asset is ready for its intended use.
This is a hands-on, execution-oriented role at the center of our self-build and fit-out programs. You will set up the project structure that cost flows through, run the monthly accrual and cost-to-complete process, determine when assets are ready for their intended use, and trigger their capitalization on a timely basis. You will partner closely with teams across accounting, finance, construction and operations, and maintain the documentation and controls that support internal and external audit.
This role reports to the Senior Manager, Construction Accounting.
Project Setup & Cost Structure
Own the setup of the project structure and hierarchy through which capital cost is captured, so that cost lands against the correct project, phase, building and data hall
Establish and maintain the mapping that lets construction cost be analyzed by element of the build (e.g., shell versus data hall) and built up into assets
Partner with the systems and transformation teams on project costing configuration in NetSuite and the interface to SiteTracker
Construction in Progress & Cost Accumulation
Own the CIP ledger for your projects — the capture and accumulation of materials, contractor, service and other capital cost as it is incurred
Apply capitalization policy to determine which costs are eligible by project phase, and document the basis for cost classification decisions
Prepare the monthly CIP rollforward and supporting tie-out
Open-PO Accruals & Cost-to-Complete
Own the monthly open purchase order and construction accrual process, including the reversal and re-establishment of accruals carried from prior periods
Maintain the cost-to-complete view for each project and reconcile committed and incurred cost against budget and forecast
Investigate and resolve reconciling and outstanding items on a timely basis
In-Servicing & Capitalization
Determine when assets are ready for their intended use and ensure they are placed in service on a timely basis
Own the capitalization of completed assets out of CIP and into the fixed asset register, including the unitization of cost into asset records and the assignment of asset class and initial useful life at capitalization
Ensure the completeness and accuracy of asset records created in the period and the tie-out of in-service activity, in partnership with the property accounting team who maintain the standing register
Cross-Functional Execution
Act as the accounting interface to the construction, operations, leasing, corporate accounting and financial planning teams
Partner with construction and operations to validate asset readiness and support the accuracy of in-service dates
Provide the project-level cost information required by downstream reporting, systems and audit stakeholders
Controls, Audit & Improvement
Maintain process documentation and controls to meet Sarbanes-Oxley 404 requirements
Facilitate internal and external audits and respond to information requests on a timely basis
Identify and lead process improvements, including automation opportunities
Support implementation and testing of new and enhanced financial systems, including project costing and asset management tooling
Who You Are:
5+ years of accounting experience, with a strong background in capital, construction or fixed asset accounting
Demonstrated experience owning a month-end close process end to end, delivered to deadline every cycle
Working knowledge of the accounting for capital projects — CIP, cost capitalization, accruals, and the transfer of completed assets into service
Strong working knowledge of US GAAP and SOX compliance, with proven experience owning control documentation and supporting external audit
Proven ability to work cross-functionally with non-accounting teams, including construction and operations
ERP systems experience required; experience with NetSuite, project costing modules, and close and controls management software is an advantage
Demonstrated ability to exercise sound judgment and maintain momentum in high-growth environments, including the capacity to act effectively when faced with ambiguity or incomplete data
Excellent organizational, time and self-management skills, and the ability to prioritize and work well under pressure to meet deadlines
Applicants must have work authorization that does not require sponsorship from the company now or in the future
Preferred:
Strong preference for candidates with a current capital or construction accounting background in data centers or comparable capital-intensive infrastructure.
Familiarity with capitalized interest (ASC 835-20) and capitalized labor concepts in a construction program.
Big 4 public accounting experience; CPA or CMA.
Experience working with AI tools.

The base salary range for this role is $115,000 to $153,000. The starting salary will be determined by job-related knowledge, skills, experience, and the market location. We strive for both market alignment and internal equity when determining compensation. In addition to base salary, our total rewards package includes a discretionary bonus, equity awards, and a comprehensive benefits program (all based on eligibility).
